Carrie Pergantis started a new part of her life as we sold her home and bought her next home.  Timing was everything.

Boston and the Northeast

Located in the Northeastern corner of the United States is the great State of Massachusetts. We spent one week there in September of 2004 and toured the City of Boston. Taking the better part of a beautiful sunny day, we walked the historic Freedom Trail. You know where our founding fathers conducted business in the 1700’s. We stayed at the Marriott Long Wharf that had great accommodations and is minutes from most things down town. The Freedom Trail is a must when you go to Boston. Oh- by the way- Boston was just the start of our seafood extravaganza.We headed south out of Boston to a quaint little town named Chatham, just about 1 ½ hours from Boston. Although there are plenty of places to stay there we rented a 3 bedroom, 2 bath house on Sea Mist Drive. Completely renovated, with a short walk to the beach, I highly recommend this cottage. Check it out.Chatham Rentals While you’re at it, take a look at Chatham. Chatham is great because from there you can easily get to several areas on Cape Cod. Just 30 minutes is Providence Town on the Southern most part of the Cape. We strolled through the shops, ate lunch on the water and went to the beach in the cool late summer breeze.Next day we drove to Hyannis and took the Gray Lady high speed shuttle to Nantucket. This is a spectacular island with cobble stone streets, expensive mansions and more shopping. I highly recommend theFog Island Café for lunch. After a short ride back to Hyannis we were home in no time.To finish out the trip we traveled north to Rock Port; a quaint village on the water just north of Boston. Sprinkled with Bed and Breakfasts, Rock Port is a very ecliptic setting on the water. We stayed at thePleasant Street Inn in the carriage house. Dinner was the delicious as we watched over the bay at My Place by the Sea. Visit it for dinner, you won’t be disappointed.Thanks for sharing our trip to the Northeast with us.

How do I get there?  Scarborough Fair

 If you love to scuba dive, sit on the beach, eat interesting food and clock out for a while the we are very fortunate to have Cozemel Mexico in our back yard.  One of the top 10 Scuba Diving areas in the world is just a 2 hour flight from Dallas.  There are many packages with Worry Free Vacations for vacations for 3,4 or 5 days of fun in the sun.  One of your favorite outfits to work with is Dive Paridise.  They have scuba/lodging packages for any budget.  From full outfitting to just a ride to a spot to get wet, they have been in business for years and are very experienced. 

There is as much to do out of the water as there is in the water.  We rented scooters for about $30.00 for a day and went to the end of the island stopping at the ocean front patio restaurants for a bite and a cervesa on the way. 

Night time was just as much fun with live bands, shopping, restaurants and strolling through downtown.

If you just want to get away for a few day and have a passport, give it a try.

This great country of ours is blessed with minds that have shaped the United States into what it is today. The vision of men such as John Coulter and President Grant in the 1800’s set the foundation for Yellowstone and the Grand Tetons. Declared a national park in 1872, Yellowstone was the first nation park in the world. The Grand Teton National Park was established in 1929 with 96,000 acres and mountains reaching 13,770 at the Grand Teton massif.

A visit to this part of our nation will humble the most traverse traveler with it’s beauty, massive open spaces and wildlife.The Gyser Basin in Yellowstone National Park is filled with an array of color from the hot springs.  Old Faithful Lodge is the largest log structure in the world with a fireplace that is 3 stories tall and over 50 tons of stone in it’s construction.

The Grand Teton National Park has a host of activities for people of all ages. From hiking, animal watching, bird watching, fishing, mountain climbing and more. To watch the sun rise on the mountains is a site you will never forget.Set your sights on Wyoming.  Fly into Jackson Hole or take your car or camper to one of the 10 wonders of the world in my opinion.

Hunters Glen and Quail Creek 2013 National Night Out

It is amazing the culture that we have in our community. The 2013 National Night Out was hosted by the Hunters Glen Homeowner’s Association. There was lots of parents, children and grand babies to play, eat and visit. The Crime Prevention Unit of the Police Department gave a great speech. We have a safe neighborhood and events like this make it that way.

When you Get Your Roof Replaced, Look for These Items.

Roof Inspections

As a Realtor, I have been on many inspections of homes when they sell. I try hard to pay attention to the items that are noted by the inspector so I will by able to inform homeowners of inspection issues when they list their home for sale. I know that you are not in the market to sell your home but some day in the future you might be.

I know your roof looks great and functions as it is suppose to however here are some issues that you need to know about your roof installation that might be called when you sell. Then you might have to pay for that repair at the time of sale.

Here are some of the items you need to be aware of:

1. Flashing in the correct locations including around the chimney.

2. Ridgeline cracks in the shingles.

3. Proper decking clearance around combustible pipes.

4. Make sure vent pipes are secured and sealed correctly.

5. The hot water heater vent pipes need to be secured as well.

6. Nail pops from poor installation.

Long Term Planning for your Family

Most people have lots of things to save for but not always enough discretionary income after the family essentials have been met.

A relatively small investment in a rental home can control a good home that will easily rent, generate positive cash flows and pay for itself. The borrowed funds create leverage that earn a return on the total value of the home and not just the amount of cash you have invested.

The strategy is simple. Find a slightly below average priced home that will rent well. It will appeal to a larger group of people while it’s rented and when it’s ready to be sold.

Rent the home and maintain its condition over the years. As the loan amortizes and the value increases, the equity will grow. When your student is ready to start college, you’ll actually have several options.

You can sell the property; pay the tax on the gain at the reduced capital gains rate and fund the education. Another option would be to refinance and take the proceeds to pay for the tuition. This would allow you to continue to own the asset but would free your equity and under current tax laws is a non-taxable event.

Regardless of whether you’re trying to plan for your children’s education or your own retirement, rental property offers many solid investment opportunities. Contact me if you want more information.
